How to read a Hong Kong wall bed quote.
A wall bed is a HKD 20,000+ purchase, but most quotes come as a single line: "Custom wall bed: HKD XX,XXX." That single line hides 5–10 cost components and is where 100% of unpleasant surprises live. Below: 7 things every HK quote should itemise, the most common hidden tricks, and a sample sanitized quote you can hold yours up against.
The 7-point checklist
Before you sign, your quote should clearly show:
- The mechanism, named. "SBLM patented hinge", "Häfele lift", "[brand] cable system" — not just "wall bed mechanism". A nameless mechanism is usually a generic OEM unit with unclear warranty + zero spare-parts pipeline.
- The cabinet finish, specified. "Oak veneer (5mm thickness)", not "premium wood finish". Premium can mean anything.
- Installation labour as a separate line. If install is folded into the headline price, you can't tell whether you're paying HKD 4,000 or HKD 12,000 for it — and you can't compare quotes.
- Wall structural verification. Is rebar / structural-wall check included, or extra? It should be included. If not, ask why.
- Warranty period + scope. "10-year warranty" is a sentence; ask for the actual coverage paragraph: parts? labour? annual checkups? transferable to a new owner?
- Payment milestones. 50/50 (deposit + completion) is industry standard. 100% upfront is a red flag. 30% deposit + 30% mid + 40% final tells you the supplier doesn't have working capital.
- What's NOT included. Mattress? Lift booking? Building-management approval coordination? Dust-controlled vacuum? Touch-up paint? If these aren't called out, assume they're not included.
The 6 most common tricks (in HK)
- "Final price subject to site survey." — Translation: we'll quote you a low number, then add HKD 5,000–10,000 once we measure. Insist on a fixed quote after measurement.
- "Standard installation included." — What's "standard"? If your wall isn't flat concrete, "non-standard install fee" appears on the day.
- Mechanism described as "American-style" or "imported". — Often a domestic clone with a US-flag sticker. Ask for the manufacturer name and model.
- "the applicable written mechanism warranty on the frame." — Frame is the cheap part to warranty. The mechanism is what fails. Read the actual coverage.
- "Free design service" with a HKD 5,000 deposit. — If the design service is free, the deposit is for what? Refundable on what condition?
- "VAT / tax not included." — Hong Kong has no consumer VAT or sales tax on furniture. Any "VAT" line on a HK furniture quote is fictional. Walk away.

If you have a quote in front of you right now from any HK vendor — including us — and a line is unclear or missing, ask. A vendor that won't itemise transparently isn't going to behave better after you've paid the deposit.
