4. Can a wall bed fit in a small HK studio flat?+

Yes — small flats are exactly who we design for. We've done installations in 280 sqft studios up to 600 sqft 2-bedroom flats. The key requirement is ~200cm wall width for double, 170cm for queen.

5. What's covered by the 10-year warranty?+

Parts + labour on the SBLM mechanism, structural steel frame, reinforced corner brackets, rotational leg system, and hardware. Normal cosmetic wear on finishes is excluded. The warranty is transferable to new owners if you sell the flat.

6. Do I need a concrete wall?+

Concrete is ideal. We can also install into reinforced brick with structural inspection. We do NOT install into plain drywall without reinforcement. Our team surveys your wall during the free measurement.

7. Can I use my existing mattress?+

Yes, as long as it's a standard HK size and thickness under 30cm (12 inches). Any major mattress brand works — Sealy, Sino, IKEA. For thicker premium mattresses up to 35cm, we customise the mechanism at additional cost.

8. Do you serve areas outside HK Island and Kowloon?+

Yes. We deliver and install across all Hong Kong — Island, Kowloon, New Territories, outlying islands (including Lantau, Discovery Bay, Tung Chung). Free delivery to all HK districts.

9. What if I move flats?+

The wall bed can be uninstalled and re-installed in your new flat for a professional removal + reinstall fee (typically HKD 5,000-8,000). Your warranty remains intact. If you're selling the flat with the wall bed, the warranty transfers to the new owner.

10. Can I see a wall bed before buying?+

Yes — visit our Kwun Tong showroom. We have working wall beds you can fold up and down yourself, plus material samples. Mon-Sat 10:00-19:00. WhatsApp 4423 7445 to book.

11. Is installation noisy?+

Power tools are used for 2-3 hours — moderate noise level. We coordinate with your building management for access + noise hours.

12. What finishes and colours are available?+

Real wood veneers (oak, walnut, teak), laminate (hundreds of colours/patterns), paint (any RAL), and mirror panels. Physical samples at showroom before you decide.

13. Does the wall bed need electricity?+

Standard wall beds are fully mechanical — no power required. Optional add-ons (integrated LED reading lights, USB charging ports, motorised lift for heavy mattresses) require a nearby outlet.

14. Wall bed vs Murphy bed?+

Murphy bed is a specific US brand/patent variant. Today both terms are used interchangeably. Our SBLM mechanism is a direct US engineered equivalent — 60+ years old, patented.

15. How do I maintain the wall bed?+

Wipe mechanism tracks with dry cloth quarterly. Never use WD-40 — only silicone lubricant. Fold the bed 2-3 times per month to keep springs conditioned. Free annual check-up within warranty.

16. Can you do the whole flat renovation?+

Yes. Full-flat renovation — electrical, plumbing, tiling, flooring, paint — plus integrated wall beds and custom furniture. One accountable team. HKD 80,000-300,000+ typical.

17. What payment methods do you accept?+

FPS (2% discount), bank transfer, credit card (Visa/Master/Amex), and credit card installments via most HK banks (HSBC, Hang Seng, BOC, Citi, Standard Chartered) — typically 6-24 month interest-free. 50% deposit + 50% on installation.

18. Can I return or refund?+

Custom-made furniture is non-refundable once production starts. However, we offer a quality guarantee — manufacturing defects fixed/replaced at no cost. 10-year mechanism + frame warranty.

19. How much weight can it hold?+

750kg dynamic load (bed + 2-3 adults + mattress + bedding). Steel stiffeners rated to 1,700 lbs. Never had a weight-failure claim in Hong Kong.

20. Post-warranty repair cost?+

Paid repair service at HKD 800-2,500 depending on the fix. SBLM replacement parts available for 20+ years — you never get an orphan product.

21. How do I get a quote?+

22. Trade / interior designer discount?+

23. Can it be installed in HOS / public housing?+

Yes — we've installed in HOS (Home Ownership Scheme), public housing, and private estate flats. HKHA flats may have wall alteration restrictions; we check during the free measurement.

24. Ceiling height requirements?+

Most HK flats have 2.5m ceilings — sufficient for double wall bed + overhead storage. King-size needs 2.7m+ for best aesthetics. Confirmed during measurement visit.

25. Do I need planning permission?+

No. Wall beds are furniture, not structural alteration. No Buildings Department approval needed. Building management approval varies — we advise during the quote.

Mythbusting — 5 things HK customers ask us in the showroom

The fears nobody types into Google but everyone says out loud. Here are the answers we give in person.

M1. "I'll wake up with the bed on top of me."+

Mechanically impossible on the SBLM unit. The finger-lock latch holds the bed in the down position by positive engagement — the bed cannot release until the latch is physically pushed by a human hand. The mechanism's failure mode is "won't lock" (we hear a customer call), not "releases unexpectedly". In 0 cases globally has the SBLM finger-lock failed in the down position over a decade of installs. The Looney-Tunes scenario is real on cheap spring-only mechanisms — never on ours.

M2. "The neighbour will hear me folding it every morning."+

The mechanism noise level is roughly that of a fridge door closing — about 35–40 dB at 1 m. HK building wall thickness easily attenuates it below the hearing threshold for an adjacent flat. No customer has ever told us a neighbour complained. (The shower running in the same flat is louder.)

M3. "I bought a thick premium mattress — won't fit in a wall bed."+

Standard SBLM stops at 30 cm thickness. We can custom-machine a deeper frame box for mattresses up to 35 cm at no extra mechanism cost (additional cabinet labour ~HKD 1,800). Sealy, Sino, IKEA, and most HK premium brands fit standard. Tempur and select 35 cm models need the deeper box. Tell us your mattress brand + model on day one.

M4. "Wall beds are only for tiny studios — I have a 600 sqft 2-bed."+

Almost the opposite. Larger HK flats benefit more proportionally because the unused bedroom can become a real second function — home office, gym, guest room — instead of an awkward "bed-and-storage" room. Our 600 sqft+ installs are usually combo units (wall bed + sofa + storage wall) that turn one room into two on demand. Wall beds aren't a small-flat compromise; they're a flexibility upgrade for any flat where a bedroom is empty 16 hours a day.

M5. "What if my kid gets shut inside the cabinet while playing?"+

Two structural answers. (1) The cabinet is open at the bottom — there's always a gap to the floor. A child cannot become enclosed. (2) The bed-folding mechanism cannot operate without affirmative force on the handle from the outside; a kid pressing on the cabinet from inside cannot accidentally trigger the fold. 26. I'm renting — can I install a wall bed?+

Yes, if your landlord agrees in writing. We provide a one-page approval template you can send. Many HK landlords are positive on wall beds because they raise the listed rent ceiling — your install can become their next-tenant marketing point. We've helped renters in Mid-Levels, Tai Kok Tsui, Wan Chai, and Sha Tin get landlord sign-off in under a week.

27. What happens at the end of my lease?+

Three options. (1) Take it with you. We uninstall, patch the wall holes, and re-install in your new flat — typical fee HKD 5,000–8,000. Warranty stays. (2) Leave it as a fixture. Negotiate a buy-out with your landlord (we've seen HKD 12,000–25,000 paid by landlords for a 3-year-old wall bed). (3) Leave it for the next tenant. Landlord lists the flat with "wall bed installed" as a premium-rent feature. Decide at the time — no commitment now.

28. How do I convince my landlord?+

We send a one-page letter to your landlord (in EN or 繁中) explaining: the install is reversible, the wall is professionally surveyed before drilling, the warranty is transferable, and the rental value of the flat goes up — not down — after install. Most HK landlords sign off within a week. If yours says no, we'll tell you not to proceed and refund any deposit.

29. Can I claim it as a tenant improvement on my taxes?+

Depends on your lease and how the IRD treats your situation. We can issue a proper invoice that distinguishes the fixture (mechanism + cabinet) from labour, which most accountants need to claim against rental income or for HK tenant-improvement deductions. We're not tax advisors — please consult yours — but the paperwork side, we handle properly.

30. What if I'm in a serviced apartment / co-living space?+

Generally no — most serviced apartment and co-living operators (Weave, Dash, Ovolo, Hmlet) ban any wall anchor or alteration in their lease terms, even with operator permission. We'll tell you upfront if your building falls into this category and recommend a sofa bed instead. We won't take a deposit we can't honour.

After install — what we do at year 1, 5, and 10

The warranty isn't a piece of paper we email then forget. Here's what we actually do at the milestones.

31. Do you contact me after install? What does the year-1 follow-up look like?+

Yes. We message you on WhatsApp at ~30 days (a "how's it living with the bed?" check), at ~12 months (a 5-question pulse survey + the free annual checkup booking), and again at year 5 + year 10. The 5 questions at year 1 are: (1) Has it folded smoothly every time? (2) Any new sounds? (3) Any wall cracks around anchors? (4) Any cabinet finish issues? (5) Has anything we promised not happened? Honest answers welcome — your feedback is how we improve. The annual checkup is free during the entire 10-year warranty.
