The fears nobody types into Google but everyone says out loud. Here are the answers we give in person.
Mechanically impossible on the SBLM unit. The finger-lock latch holds the bed in the down position by positive engagement — the bed cannot release until the latch is physically pushed by a human hand. The mechanism's failure mode is "won't lock" (we hear a customer call), not "releases unexpectedly". In 0 cases globally has the SBLM finger-lock failed in the down position over a decade of installs. The Looney-Tunes scenario is real on cheap spring-only mechanisms — never on ours.
The mechanism noise level is roughly that of a fridge door closing — about 35–40 dB at 1 m. HK building wall thickness easily attenuates it below the hearing threshold for an adjacent flat. No customer has ever told us a neighbour complained. (The shower running in the same flat is louder.)
Standard SBLM stops at 30 cm thickness. We can custom-machine a deeper frame box for mattresses up to 35 cm at no extra mechanism cost (additional cabinet labour ~HKD 1,800). Sealy, Sino, IKEA, and most HK premium brands fit standard. Tempur and select 35 cm models need the deeper box. Tell us your mattress brand + model on day one.
Almost the opposite. Larger HK flats benefit more proportionally because the unused bedroom can become a real second function — home office, gym, guest room — instead of an awkward "bed-and-storage" room. Our 600 sqft+ installs are usually combo units (wall bed + sofa + storage wall) that turn one room into two on demand. Wall beds aren't a small-flat compromise; they're a flexibility upgrade for any flat where a bedroom is empty 16 hours a day.
Two structural answers. (1) The cabinet is open at the bottom — there's always a gap to the floor. A child cannot become enclosed. (2) The bed-folding mechanism cannot operate without affirmative force on the handle from the outside; a kid pressing on the cabinet from inside cannot accidentally trigger the fold. We've installed in homes with toddlers and babies, including in the WFH/Family scenarios you can see on our home page.

Many HK landlords are positive on wall beds because they raise the listed rent ceiling — your install can become their next-tenant marketing point. We've helped renters in Mid-Levels, Tai Kok Tsui, Wan Chai, and Sha Tin get landlord sign-off in under a week.
Three options. (1) Take it with you. We uninstall, patch the wall holes, and re-install in your new flat — typical fee HKD 5,000–8,000. Warranty stays. (2) Leave it as a fixture. Negotiate a buy-out with your landlord (we've seen HKD 12,000–25,000 paid by landlords for a 3-year-old wall bed). (3) Leave it for the next tenant. Landlord lists the flat with "wall bed installed" as a premium-rent feature. Decide at the time — no commitment now.
We send a one-page letter to your landlord (in EN or 繁中) explaining: the install is reversible, the wall is professionally surveyed before drilling, the warranty is transferable, and the rental value of the flat goes up — not down — after install. Most HK landlords sign off within a week. If yours says no, we'll tell you not to proceed and refund any deposit.
Depends on your lease and how the IRD treats your situation. We can issue a proper invoice that distinguishes the fixture (mechanism + cabinet) from labour, which most accountants need to claim against rental income or for HK tenant-improvement deductions. We're not tax advisors — please consult yours — but the paperwork side, we handle properly.
Generally no — most serviced apartment and co-living operators (Weave, Dash, Ovolo, Hmlet) ban any wall anchor or alteration in their lease terms, even with operator permission. We'll tell you upfront if your building falls into this category and recommend a sofa bed instead. We won't take a deposit we can't honour.

The 5 questions at year 1 are: (1) Has it folded smoothly every time? (2) Any new sounds? (3) Any wall cracks around anchors? (4) Any cabinet finish issues? (5) Has anything we promised not happened? Honest answers welcome — your feedback is how we improve. The annual checkup is free during the entire 10-year warranty.
