How to read a Hong Kong wall bed quote.

A wall bed is a HKD 30,000+ purchase, but most quotes come as a single line: "Custom wall bed: HKD XX,XXX." That single line hides 5–10 cost components and is where 100% of unpleasant surprises live. Below: 7 things every HK quote should itemise, the most common hidden tricks, and a sample sanitized quote you can hold yours up against.

The 7-point checklist

Before you sign, your quote should clearly show:

  1. The mechanism, named. "SBLM patented hinge", "Häfele lift", "[brand] cable system" — not just "wall bed mechanism". A nameless mechanism is usually a generic OEM unit with unclear warranty + zero spare-parts pipeline.
  2. The cabinet finish, specified. "Oak veneer (5mm thickness)", not "premium wood finish". Premium can mean anything.
  3. Installation labour as a separate line. If install is folded into the headline price, you can't tell whether you're paying HKD 4,000 or HKD 12,000 for it — and you can't compare quotes.
  4. Wall structural verification. Is rebar / structural-wall check included, or extra? It should be included. If not, ask why.
  5. Warranty period + scope. "10-year warranty" is a sentence; ask for the actual coverage paragraph: parts? labour? annual checkups? transferable to a new owner?
  6. Payment milestones. 50/50 (deposit + completion) is industry standard. 100% upfront is a red flag. 30% deposit + 30% mid + 40% final tells you the supplier doesn't have working capital.
  7. What's NOT included. Mattress? Lift booking? Building-management approval coordination? Dust-controlled vacuum? Touch-up paint? If these aren't called out, assume they're not included.

Hong Kong has no VAT/GST on furniture. Any vendor adding "tax" to a HK furniture quote is misleading you.
