1 · The mechanism

Manufacturer + model named in writing. Not "American-made" or "premium hinge". Specific brand + part number.

Load rating documented. 750 kg dynamic load is the SBLM standard; cheaper units are 200–300 kg if labelled at all.

Spare parts pipeline confirmed. Ask "if a part fails in year 5, where do you source replacement?"

Lock type specified. Finger-lock with positive engagement (SBLM) vs cable-and-spring tension lock — the former cannot release accidentally.

2 · Cabinet + finish

Material specified. "Oak veneer 5mm" or "high-pressure laminate" — not "premium wood finish".

Workshop location. Built in HK or imported flat-pack? Affects warranty service speed.

Edge banding specified. 1mm / 2mm / 3mm? Thicker = more durable in HK humidity.

Door soft-close confirmed. Standard on quality builds; a HKD 200/door upcharge on cheap ones.

3 · Installation

Structural-wall verification included. Rebar detector + (ideally) borescope before drilling.

Lift booking + management coordination handled by vendor. Not your job.

Dust-controlled drilling. HEPA vacuum at the drill bit, not a broom afterwards.

Lag bolts, not plastic anchors. Confirmed in writing.

Single-day install confirmed. Multi-day signals an under-resourced crew.

4 · Warranty

Years stated. 10-year is the SBLM industry-leading standard. Less than 5 years on the mechanism is a red flag.

Parts AND labour covered, in writing. "Parts only" means you pay HKD 800–2,500 per service visit.

Annual checkup included or extra? Industry-leading vendors include it free during the warranty period.

Warranty transferable to next owner of the flat. Adds resale value to your install.

5 · Payment + paperwork

50/50 milestone split. Deposit + balance on completion. NOT 100% upfront — that's a red flag.

FPS / credit card / bank transfer accepted. Cash-only is a red flag.

Itemised invoice issued at handover. For HK tax purposes if tenant-improvement claim applies.

No "VAT/tax" line on the invoice. Hong Kong has no consumer VAT or GST on furniture. Any tax line is fictional.

6 · What's NOT included (call them out)

Mattress. Confirmed customer-supplied or quote includes a specific named model.

Existing furniture removal. If yes, fee disclosed; if no, you handle it.

Electrical outlet relocation. If your design needs power near the cabinet, who pays?

Touch-up paint kit handed over. So you can fix the inevitable nick yourself.

7 · Vendor signature

If a vendor refuses to confirm any line above in writing — that's the answer to whether to proceed. Walk to the next quote.
